Schedule Intake Meeting - Lecture 6

Schedule Buyer Intake Meeting

If you have found serious, motivated, and qualified buyers then arrange a Buyer Intake Meeting. There are three important things you will want to accomplish at the Buyer intake meeting. First, you will want to educate your buyers about the home buying process and help them set expectations. Second, you need to understand your buyers and what their needs are. Lastly, and most important you will be able to show the buyers you are prepared, qualified and the person to help them find their home so they will sign the Buyer’s Rep Agreement.

Have your buyer’s come into your office and meet with them. Find out if you enjoy working with them, and if your communication style is meets their communication expectations. You will need to use your scripts and dialogues to show them the value of coming into your office. People who refuse to meet with you first are not true buyers, or are probably already working with another agent.

After setting up the meeting, send a confirmation letter via email stating the date and time. Give them a list of items to bring to the meeting, such as their pre-qualification letter and bank statement for proof of funds.

If they are not yet pre-qualified, help them set up a meeting with a trustworthy mortgage lender. In fact, you can invite the lender to come to the buyer intake appointment and meet with them in person. Set-up a meeting with the Mortgage Lender and give them a checklist of documents to take to the appointment: 2 paycheck stubs, 2 bank statements, and 2 tax returns. With those documents, they should be able to get the pre-qualification letter and next the pre-approval letter from the lender. We go into more detail about getting your buyers qualified for a loan and helping them find the right financial people in the First Time Home buyers course.
