Listing Agent Duties

There are many duties you will have with escrow. We will review these so you are prepared to handle all of them. You will order inspections and reports quickly to comply with the contingency deadlines. That includes contacting the home inspector, pest control inspector.

You will also, follow up to receive reports, send to your sellers, and explain to them. Duties also include, sending the disclosures to your seller clients, explaining the disclosures and following up to ensure all docs are signed within the timeframe required.

You will be doing a lot of work with your Transaction Coordinator, also known as the TC. Transaction Coordinator is a person who assist the agent and broker in the processing of the real estate file. You will still be responsible for gathering all information, paperwork and following up of the contractual items. You will need to put together the final broker file of the real estate transaction.

Other duties include, coordinating with the vendors, the escrow officer, the title insurance rep, and other service providers. You’ll work very closely with the escrow officer and her assistant throughout this process.

If you’re in an attorney closing state, you will be working closely with the closing attorney’s office. If the transaction is a short sale, there will be a short sale negotiator or processor involved.
