File Format and Docs Requested

The 3 most common ways to receive offers are: via email, via efax, or online upload to a site such as MLSoffers.com. Of course, an agent can always mail the offer to you, or bring it to your office in person. But that rarely happens.

In your MLS listing, state the specific format you prefer to receive offers. Also be sure to state what documents are required to be submitted. For example:

“All offers must be uploaded via our website at www.mysite.com . Submit EMD, POF, and pre­qual letter along with agency disclosure and RPA.”

If the property or the transaction will not be the typical purchase and will require a different type of contract, specify that in your confidential agent comments on the MLS.

Some specific forms may be needed for short sales, probate sales, property held in trust, REOs, manufactured homes, income property, or vacant land. For example:

“This transaction is a probate sale and must be submitted to the court for approval. Please submit offers on the Probate Purchase Offer form (PPO).”
